ReverseMortgageMilton.ca explains reverse mortgages for Milton homeowners 55 and over. Dominion Lending Centres Homestead Financial, an FSRA-licensed Ontario mortgage brokerage, publishes it.
With a reverse mortgage you borrow against your Milton home and make no required monthly mortgage payments. You keep the title. The money is tax-free, and the mortgage is repaid when you sell, move out for good or pass away.
When a Reverse Mortgage Helps a Milton Homeowner
You're still paying a mortgage
Milton is a young town with a lot of newer homes, and the 2021 Census found 78.7% of Milton owner households still paying a mortgage. A reverse mortgage pays that off first, and no new monthly mortgage payment replaces it.
The tax bill keeps climbing
Milton's 2026 residential tax rate is 0.865146%, about $5,191 on a home assessed at $600,000, which the Town estimates is up about 4.75% on the year. The money can pay the bill, or clear the other bills that make it hard to pay.
You want help at home, not a move
Private care, a main-floor bathroom or a stair lift can be paid from the value of the house, so you can stay in your home, close to Main Street, the escarpment trails and your grandchildren.
Your bank said no to a line of credit
A reverse mortgage has no bank-style income test. Your age, your home and its value decide the amount. Your credit is checked once, at the application. You just tell Richard your income, and proof is rarely needed.

Free Reverse Mortgage Help From a Licensed, Independent Ontario Broker
All four lenders, weighed for you
HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom each lend differently. Richard Hopkins, Mortgage Broker, knows how each one treats a home like yours and points you to the best overall value.
Free to you
You never pay Richard. The lender you pick pays the brokerage once your mortgage funds, and all four pay the same, so his pay doesn't change with the lender.
By email, at your pace
Everything comes by email, so you can read it twice and share it with your family. Phone and video call are there whenever you would rather talk.
Other options looked at too
Richard can also arrange a line of credit, a refinance or a regular mortgage. So you get a recommendation based on your situation, even if it's not a reverse mortgage.
Seven Steps, Free Estimate to Money in Your Account
Nothing is final until closing day, and you can stop before then. Your lawyer walks you through every page before anything is signed.
- 1 Your free estimate Tell the short form your age and a little about your Milton home. It takes about 90 seconds, doesn't affect your credit, and a first figure shows on screen.
- 2 Every lender compared Within a business day, Richard emails you the most you could borrow and the lenders that suit your house, and asks what amount you have in mind. You never have to take it all.
- 3 A quick application Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.
- 4 The lender approves The lender usually sends its mortgage commitment letter within a day or two.
- 5 The appraisal A professional appraiser comes to the house once and reports its value to the lender.
- 6 Your own lawyer You sit down with a lawyer who works for you alone, for your independent legal advice appointment. In Ontario that usually costs about $800 to $1,200.
- 7 Closing day The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

Reverse Mortgage, HELOC or Selling: How Each One Works in Milton
No one option suits everybody. The right one is the one with the best overall value for your situation, which depends on your income, your plans and what the money is for.
| Question | Reverse mortgage | HELOC (home equity line of credit) | Sell and move to a smaller place |
|---|---|---|---|
| Monthly payments | No required monthly mortgage payments. Property tax, insurance and upkeep remain yours. | A payment every month, which goes up when the prime rate goes up. | No mortgage payment if you buy without one. A condo adds monthly fees. |
| How you qualify | Age, the home and its value decide it. No bank-style income test. | Your income and debts must pass the bank's tests. | No loan needed for a buyer who pays cash. |
| Where you live | In your own home, and you stay the owner. | In your own home. | Somewhere new. |
| Set-up cost | Roughly $2,000 to $3,500, once. | A lawyer, typically around $1,500, plus an appraisal. | About $63,800 in an illustrative Milton example (detached sold, condo apartment bought, 4% commission assumed). |
| Borrowing more later | Possible up to the amount approved; later amounts may carry the lender's rate at that time. | Possible while the line stays open; the bank can lower or freeze it. | Does not apply. |
HELOC costs and payment rules are typical of the banks. The selling example is worked out line by line in what downsizing in Milton really costs.
Milton Home Values, September 2026
TRREB's benchmark for all Milton home types was $861,600 in September 2026, down 4.83% from a year before. Because a reverse mortgage is a percentage of your home's appraised value, these prices set the range of what Milton homes can provide.
Milton's own board, the Oakville, Milton and District Real Estate Board, reports average prices too. The September 2026 Milton house prices post sets both reports side by side and explains why they differ.
Two parts of town need extra care at the appraisal: older houses near Main Street, and acreage with a well and septic system up by the escarpment. Read about Milton's neighbourhoods, Old Milton and Rural Milton and Campbellville.
| Home type | Benchmark | Change in a year |

How much can you get from a reverse mortgage on a Milton home?
The age of the youngest owner and the appraised value decide it. The most you can borrow goes from about 46% of the value at 55 up to 60% at 78 and older. On TRREB's September 2026 Milton benchmark of $861,600 for all home types, that is up to about $436,000 at 65, about $472,000 at 72 and about $517,000 at 80.
Those are ceilings, not quotes. You can take less, and interest is charged only on the money you take.
Do you still pay Milton property tax with a reverse mortgage?
Yes. The tax bill, home insurance and normal upkeep stay with you, the same as with any mortgage. You can use part of the money to pay the tax.
Halton Region also offers property tax deferrals for older adults. You would choose one or the other: a reverse mortgage repays any deferred tax on closing day. The Milton property tax guide sets out who qualifies for what.
Is reverse mortgage money taxed?
No. It is a loan, not income, so there is no tax on it and no tax slip. Your Old Age Security and Guaranteed Income Supplement stay the same.
Could the lender take your Milton home?
No. You stay the owner, and the mortgage only comes due when you sell, the last borrower moves out for good, or the last borrower passes away. Before then, a lender can only act if the property tax, insurance or upkeep fall behind, or if the house stops being your main home.
You can never owe more than the house is worth when the mortgage comes due, as long as the tax is paid, the house is insured and it is kept in good repair. It's typically called the no negative equity guarantee, and all four lenders offer it.
Do you have to meet Richard in person?
No. Richard works by email, phone and video call, and anyone in your family can be copied on the emails. An appraiser visits the house once, and the one appointment you go to is with your own lawyer, before you sign.
What happens to the house after you pass away?
Your family or your estate sells the house or repays the mortgage another way. Lenders allow 180 to 365 days, depending on the product, and interest keeps adding up in that time. The lender never owns the house, and whatever is left after the mortgage is repaid goes to your estate.
