It's an illustration, not a quote, using 4.5% yearly growth in home value and a 6.44% interest rate compounded twice a year. Real figures come from the appraisal, the lender you choose and the housing market.

Where each number comes from
Your maximum multiplies the value you entered by an age percentage for the youngest owner. It starts near 46% at 55, is 50.55% at 65 and 52.85% at 70, and stays at 60% from age 78. It is the same age table the calculator on reversemortgagebroker.ca uses, so the two never disagree.
Home value over time grows by 4.5% a year from the value you entered. Milton benchmarks were lower in September 2026 than a year earlier, so read the chart as a long-run illustration, not a forecast.
The loan begins at the cash you picked and adds 6.44% interest twice a year, with no payments made. It levels off at the home value, because the amount repaid is capped at the home's worth on the day the mortgage comes due.
Equity is the gap between the two lines in any year. The less you take, the more of it stays yours.

About the Milton calculator
How accurate is this calculator?
Close enough to plan with, but not an approval. Its age percentages are the same ones the calculator on reversemortgagebroker.ca uses, and they lean generous. The real figure depends on the lender, the appraisal and, for a couple, the younger spouse's age.
Why can an older owner borrow more?
The older you are, the fewer years the loan is likely to last, so less interest has time to add up. Lenders allow for that by lending a bigger part of the value: from about 46% at 55 up to 60% at 78 and older.
Why does the loan never go above the home value on the chart?
The chart follows a promise all four lenders make: as long as property tax, insurance and upkeep are kept up, what you owe can never go past the home's value when the mortgage comes due. It's typically called the no negative equity guarantee (Bloom has its own name for it).
Does the calculator save what you type?
No. Everything is worked out in your own browser and disappears when you close the page. Nothing is sent anywhere, and your credit is not looked at.
Is there a land transfer tax in Milton if you sell and buy a smaller place?
Yes, Ontario's, when you buy. Milton adds no municipal land transfer tax of its own. In Ontario, only the City of Toronto charges a municipal land transfer tax on top. The downsizing guide works through a full Milton example.
