# A Mortgage Broker in Milton for Homeowners 55 and Older

Updated October 16, 2026. Figures checked against the sources listed at the end.

Richard Hopkins, Mortgage Broker, focuses on Milton homeowners 55+. He compares every reverse mortgage lender in Canada for your home, and also arranges HELOCs and refinances. The lender pays the brokerage, so you pay nothing, and it all happens by email, phone and video call.

- For homeowners 55 and older
- The money is tax-free
- No required monthly mortgage payments
- You keep the title to your home

The short version

- Only four lenders offer reverse mortgages in Canada (HomeEquity Bank with its CHIP product, Equitable Bank, Home Trust and Bloom), and on October 2, 2026 their advertised 5-year fixed rates sat between 6.23% and 6.94%.
- TRREB's benchmark for a detached Milton house was $1,149,000 in September 2026, so at 70 you could borrow up to about $607,000 before the appraisal sets the real figure.
- Statistics Canada's 2021 Census found 78.7% of Milton owner households still had a mortgage, and any balance owing is paid off first when a reverse mortgage closes.
- You pay Richard nothing. The lender you pick pays his brokerage once the mortgage funds, and each of the four pays the same amount.
- You can look up any Ontario mortgage broker on FSRA's public registry; Richard Hopkins is licence M16000896 at brokerage licence #11711.

A mortgage broker in Milton who answers to you, not to one lender, can show a homeowner 55+ every way to use the value of the house. That means all four reverse mortgage lenders in Canada, plus HELOCs and refinances. You pay nothing for it, and you never need to visit an office.

## What does an independent mortgage broker do for you at 55+?

A lender can offer only its own mortgages. An independent broker, licensed by FSRA (the Financial Services Regulatory Authority of Ontario), compares many lenders for your home and tells you which one fits.

For a Milton homeowner 55 or older, the work looks like this. Richard Hopkins, Mortgage Broker, reviews your age, your home, what you still owe and what the money is for. He compares every lender and option against those facts, then emails you the best deal for your home and goals, and why.

Sometimes that’s a reverse mortgage. Sometimes it’s a HELOC, a refinance or nothing at all. You get a recommendation based on your situation, even if it’s not a reverse mortgage.

## Every reverse mortgage lender in Canada, compared for your Milton home

Just four lenders offer them here: HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom. Their maximums, rates, fees and rules for houses and condo buildings all differ. The same Milton house can get four different answers.

The lenders’ advertised 5-year fixed rates ran from 6.23% to 6.94% when reversemortgagebroker.ca last checked them, on October 2, 2026. No lender prices Milton differently from the rest of Ontario. What changes from home to home is which lender fits, and that’s the part Richard works out.

One-time costs come to about $2,000 to $3,500 in total with any of the four. That covers a lender set-up fee of $795 to $1,795 (added to the mortgage, not paid up front), an appraisal of usually about $350, and independent legal advice from your own lawyer at about $800 to $1,200 in Ontario. The [Milton reverse mortgage cost guide](/guide/reverse-mortgage-cost-milton/) goes through each one.

## Not only reverse mortgages: HELOCs and refinances too

A reverse mortgage is one choice. Richard also arranges HELOCs and refinances, so you see every choice that fits.

A HELOC (home equity line of credit) can reach up to 65% of your home’s value. The lender tests your income, and you make a payment every month that rises when the prime rate rises. A refinance can go up to 80% of value, also with an income test and regular payments.

With a reverse mortgage, no monthly mortgage payment is required, though you still pay the tax and insurance and maintain the house. Interest is added to what you owe instead, and growth in your home’s value often offsets some or all of it.

The right choice depends on your income, your age, how long you plan to stay and what the money is for. Richard works it out with you, using your own numbers.

## Why a mortgage is still common in Milton

Milton is a young town. Statistics Canada’s 2021 Census (May 2021) put Milton’s median age at 36.0, with only 9.9% of residents aged 65 or older. The same census found that 78.7% of Milton owner households still had a mortgage.

Most Milton homes are recent. The 2021 Census counted 73% of them as built in 2001 or later. If you bought during that building boom, you may still have a mortgage payment today.

That matters for a reverse mortgage. Anything you still owe on the home is paid off first, at closing. The most you qualify for has to cover that balance, and you choose how much of the rest to take.

## How much could you borrow on a Milton home?

The most you can borrow runs from about 46% of the home’s value at 55 to 60% at 78 and older. Here’s what that means on TRREB’s MLS® Home Price Index benchmarks for Milton for September 2026, released October 6, 2026.

| Milton home type | TRREB benchmark, Sept 2026 | Most at age 70 | Most at age 75 |
| --- | --- | --- | --- |
| All types (composite) | $861,600 | about $455,000 | about $498,000 |
| Detached | $1,149,000 | about $607,000 | about $664,000 |
| Semi-detached or link | $787,100 | about $416,000 | about $455,000 |
| Townhouse | $603,200 | about $319,000 | about $348,000 |
| Condo apartment | $511,700 | about $270,000 | about $296,000 |

_Ceilings, not quotes: the appraisal sets the real figure for your home. TRREB’s Milton benchmarks were down 4.83% (composite) to 7.47% (townhouse) from a year earlier._

Take only what you need: interest is charged on the money you take, not on the maximum. The [Milton reverse mortgage calculator](/tools/reverse-mortgage-calculator-milton/) runs the same ceilings for your own age and home value.

### A worked example (illustrative)

Say a Milton couple, both 70, own a detached house worth the $1,149,000 TRREB benchmark and still owe $180,000 on their mortgage. These numbers are made up to show how it works. They are not a quote.

At 70, the most they could borrow is about $607,000. The $180,000 mortgage is paid off first, at closing. That leaves up to about $427,000 they could take, before one-time costs of about $2,000 to $3,500.

They decide to take $50,000 now to keep in the bank for emergencies. Interest is charged on the $180,000 that cleared the old mortgage and the $50,000 they took, not on the rest. Their monthly mortgage payment ends on closing day.

Because both are borrowers, nothing changes for the one at home if the other later moves to long-term care or dies.

## Who pays Richard?

The lender you choose pays the brokerage after your mortgage funds. You pay Richard nothing, whether you go ahead or not.

All four reverse mortgage lenders pay the brokerage the same. The recommendation you get doesn’t change with what the brokerage earns.

## How you work with Richard: email, phone and video call

Most of the work happens by email, so every number is there to reread at your own pace. Phone and video calls are there whenever you’d rather talk it through. Your adult children or anyone you trust can be copied on every email.

Nobody asks you to come into an office. An appraiser comes to the house once. The one meeting you attend in person is with your own lawyer, for independent legal advice. From application to money usually takes a few weeks.

## How do you check a mortgage broker’s licence in Ontario?

FSRA keeps a public registry of every licensed mortgage brokerage, broker and agent in Ontario. You can search it at fsrao.ca by name or licence number. FSRA warns that people who arrange a mortgage through someone it hasn’t licensed don’t get the protection of Ontario’s mortgage brokering law.

Richard Hopkins is a Mortgage Broker, licence M16000896, at Dominion Lending Centres Homestead Financial, brokerage licence #11711. You can look up both numbers on the registry before you share a single detail about your home.

| Staying in your home | Yes, for as long as you live there and keep up taxes, insurance and upkeep | Yes, as long as the payments are made | No, you move to another home |

## Seven Steps From Your Free Estimate to Closing Day

Nothing is final until closing, and you can stop at any step before then. Your lawyer goes through every page with you first.

1. 1 Your free estimate Tell the short form your age and a little about your Milton home. It takes about 90 seconds, doesn't affect your credit, and a first figure shows on screen.
2. 2 Every lender compared Within a business day, Richard emails you the most you could borrow and the lenders that suit your house, and asks what amount you have in mind. You never have to take it all.
3. 3 A quick application Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.
4. 4 The lender approves The lender usually sends its mortgage commitment letter within a day or two.
5. 5 The appraisal A professional appraiser comes to the house once and reports its value to the lender.
6. 6 Your own lawyer You sit down with a lawyer who works for you alone, for your independent legal advice appointment. In Ontario that usually costs about $800 to $1,200.
7. 7 Closing day The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

## Frequently asked questions

**Is a Milton mortgage broker different from going to my bank?**

Yes, in one big way. A bank can offer only its own products, and none of Canada's big banks offers a reverse mortgage. A broker compares every reverse mortgage lender in Canada for your home, along with HELOCs and refinances from other lenders.

**Do I have to meet the broker in person?**

No. You never need to visit an office: you deal with Richard by email, phone or video call, and anyone in your family can be copied. The only in-person meeting is with your own lawyer for independent legal advice (ILA), and an appraiser visits your home once to confirm its value.

**Can I get a reverse mortgage if I still owe money on my Milton home?**

Yes, as long as what you owe fits inside the most you qualify for at your age. Your current mortgage, and any other debt registered on the home, is paid off at closing. Your old mortgage payment ends, and there are no required monthly mortgage payments after that. Property tax, home insurance and upkeep stay yours.

**Will asking for an estimate affect my credit?**

No, getting an estimate doesn't affect your credit. Your credit is checked once, at the application, after you've chosen an option. Your application then goes only to the lender you choose, never to a lender you didn't pick.

**What does Richard charge to compare the lenders for a Milton home?**

Nothing. The lender you choose pays the brokerage after your mortgage funds, and you pay Richard nothing. All four lenders pay the brokerage the same, so his pay is the same whichever one fits you best.

Some products are only offered through brokers, so going straight to one lender can mean missing them. Richard arranges lines of credit and refinances as well. So you get a recommendation based on your situation, even if it's not a reverse mortgage.
