# Milton House Prices, September 2026: What the Numbers Mean

Both real estate boards that cover Milton published September figures. Here is what each number measures, and what it means for how much a reverse mortgage could give you.

Dominion Lending Centres Homestead Financial, October 16, 2026.

The short version

- TRREB's benchmark price for a typical Milton home was $861,600 in September 2026, down 4.83% from a year earlier.
- TRREB counted 118 Milton sales in September 2026, down from 132 a year earlier, at an average of $1,018,973 and a median of $917,500.
- OMDREB, Milton's local board, put the single-family average at $1,251,035 (down 2.6%) and the townhouse and condo average at $724,651 (down 5.4%).
- At 75, the most you could borrow on a home at Milton's composite benchmark is about $498,000; on a detached home at its benchmark, about $664,000.
- Lower prices mean lower ceilings, but the appraisal of your own home sets the real figure, and you can ask for an estimate at any time.

Milton house prices were lower in September 2026 than a year earlier, on every measure both real estate boards publish. The drop was modest, and fewer homes changed hands. Here are the numbers, what each one measures, and what they mean if you’re 55 or older and thinking about a reverse mortgage.

## Milton’s benchmark price: $861,600, down 4.83%

The Toronto Regional Real Estate Board (TRREB) released its September 2026 MLS® Home Price Index on October 6, 2026. It is the only one of the two boards that publishes a benchmark price for Milton.

| Home type | Benchmark, September 2026 | Change from September 2025 |
| --- | --- | --- |
| All types (composite) | $861,600 | down 4.83% |
| Detached | $1,149,000 | down 6.46% |
| Semi-detached or link | $787,100 | down 6.06% |
| Townhouse | $603,200 | down 7.47% |
| Condo apartment | $511,700 | down 5.10% |

Compared with August, the composite barely moved, from $862,300 to $861,600. The townhouse benchmark was the one type that rose, from $584,000 to $603,200, about 3.3% (our calculation from TRREB’s figures).

## What sold: 118 homes at an average of $1,018,973

TRREB’s Market Watch for September 2026 counted 118 Milton sales, down from 132 in September 2025. That is about 10.6% fewer sales (our calculation).

- **Average price:** $1,018,973, about 1.7% lower than $1,036,162 a year earlier (our calculation).
- **Median price:** $917,500, about 3.9% lower than $955,000 (our calculation).
- **New listings:** 341, down from 431.
- **Active listings at month end:** 522, down from 640.
- **Days on market:** an average of 35 days for the current listing, and 56 days counting earlier listings of the same home (33 and 51 a year earlier).
- **Sale price compared with asking:** 96% on average, down from 98%.

Fewer sellers listed, and buyers took a little longer and paid a little further below asking.

## What Milton’s local board reported

The Oakville, Milton and District Real Estate Board (OMDREB) published its own September 2026 report on October 8, 2026. It gives averages only, in two groups.

| OMDREB group, Milton | Average price, September 2026 | Change from a year earlier | Sales |
| --- | --- | --- | --- |
| Single family | $1,251,035 | down 2.6% | 68 (unchanged) |
| Townhouse, condo and other | $724,651 | down 5.4% | 49 (down 27.9%) |

OMDREB noted that Milton’s single-family sales were unchanged from a year earlier. The drop in sales came from townhouses and condos.

## Benchmark, average and median measure different things

These three numbers answer different questions, which is why they don’t match.

- **The benchmark** is the modelled price of a typical home with set features. It isn’t swayed by which homes happened to sell that month, so it’s the steadiest guide to what a typical Milton home is worth.
- **The average** is total sales dollars divided by the number of sales. A few expensive homes pull it up.
- **The median** is the middle sale: half sold for more, half for less.

The average and median both depend on the mix of homes that sold, so they jump around more from month to month.

The two boards’ counts also differ slightly. TRREB counted 118 sales; OMDREB counted 68 single-family and 49 other sales, 117 in all.

Each board works from shared MLS® listing data and groups home types its own way, so a gap of one sale is normal. Compare each board’s figures only with that same board’s.

## What this means for a reverse mortgage

The most you can borrow is a percentage of your home’s value, set by your age. At 70 it’s about 52.85% of the value; at 75, about 57.75%. Here is what that looks like on each September benchmark.

| Home type | Benchmark | Most at 70 | Most at 75 |
| --- | --- | --- | --- |
| All types (composite) | $861,600 | about $455,000 | about $498,000 |
| Detached | $1,149,000 | about $607,000 | about $664,000 |
| Semi-detached or link | $787,100 | about $416,000 | about $455,000 |
| Townhouse | $603,200 | about $319,000 | about $348,000 |
| Condo apartment | $511,700 | about $270,000 | about $296,000 |

_Ceilings on TRREB’s September 2026 Milton benchmarks. These are upper limits, not quotes._

A lower price means a lower ceiling. If your home is worth 5% less than a year ago, the most you could borrow is about 5% lower too. Those are upper limits. You can take less, and interest builds only on what you take.

Your own home isn’t the benchmark. The appraiser visits once and values your house, and that figure sets your real ceiling.

You can ask for an estimate in any market; prices don’t need to recover first. Try your numbers in the [Milton reverse mortgage calculator](/tools/reverse-mortgage-calculator-milton/).

When prices dip, a common worry is owing more than the home is worth. Even if Milton prices fell further, what you repay could never be more than the house is worth when the mortgage comes due, so long as the tax and insurance are paid and the house is looked after. All four lenders make this promise; it’s typically called the no negative equity guarantee (Bloom has its own name for it).

Interest does build on the balance. Over the years, your home’s value usually grows too, and that growth stays yours.
